At the beginning, I will need to spend a minimum of 15 minutes with you and perhaps as much as an hour discussing what your hopes and dreams are for a property in Vail/Beaver Creek. This conversation will include things that you specifically need like a minimum number of bedrooms or a particular location or price range, etc. It will also include what your wants or wishes (your “wish list”) are, so that maybe I can find you more than your minimum requirement.
This will require precise note taking and some questions along with perhaps reading between the lines to interpret some things that may not be obvious from the discussion.
Once this is accomplished, I will need 30 minutes to an hour in preparation time to research the properties that would be suitable to show you and to set up appointments with those particular properties for a particular time. In most cases, these properties are occupied so almost immediate access may be a problem. If there is a tenant or owner in the property they may require 24 hour notice before we can get in to see it.

If the property is a short-term rental such as a downtown Vail or Beaver Creek condominium we cannot get in without the permission of the guest. Sometimes it takes as much as a day to reach that tenant and occasionally we have a hostile tenant who will not allow the property to be shown while they are in Vail/Beaver Creek. This doesn’t happen very often but sometimes it precludes us from seeing a property which may be important for your consideration while you are here.
The downtown properties that are short-term rentals (meaning by the night), as a general rule, can only be shown between 10:00 a.m. and 2:00 p.m. during the ski season. This causes a conflict between us and the guest because during ski season, since many of our buyers would like to look at real estate after skiing. It is impossible to get in at that time because of the management company and the hostility of the guests who don’t want to be disturbed when they are just down from the mountain, relaxing, having a drink, showering, sitting around in their long underwear, etc.
This means that if you are serious about seeing downtown, short-term rental properties during the ski season, you will have to make yourself available to me for showings between 10:00 a.m. and 2:00 p.m.
