February numbers continue to rise

Following a good January, February real estate numbers continue to exceed those of 2009. Hitting the $100 million mark for the second time since December, 2008, February alone exceeded the dollar volume over last year’s January and February combined.

There were 95 real estate transactions in February bringing the total for the year to 174. This is 72% above last year’s total at this time.

The major contributor to these numbers were the 31 Westin Riverfront units in Avon that totalled approximately $17 million. These units had an average sales price of $544,823 and an average PPSF of $642.27.

Also contributing to February totals were four transactions selling for over $5 million with one of those transactions selling for $9 million and located in Spraddle Creek. These transactions pushed the single family average sales price to nearly $1.7 million.

The average sales price for all residential properties in Eagle County for the month of February was $1,155,909 with an average price per square foot of $522.
 
 February Highlights:

  • There were 53 multi-family homes that sold for an average price of $841,967
  • Transactions under $500,000 were 38% of all transactions
  • Transactions over $2 million totaled 13% of all transactions

January 2010 numbers are double those of January 2009

January of 2010 is off to a positive start with a total dollar volume of $86,864,200, more than double that of January 2009. Transactions were 72% above last year with 79 compared with the 46 transactions of last January. The average sales price this January is $1,108,616 with a median price of $735,000.
 
Included in these January sales numbers are 19 Westin units which averaged $732,479. Due to the number of Westin units sold there are 43 multifamily homes that sold in January compared to19 single family homes.
 
Also included is the real estate figures for January is the sale of Cotton Ranch Golf Course in Gypsum for $2.5 million.
 
January 2010 had 4 transactions in the over $4 million price range with the highest sale price featuring an Arrabelle unit selling for $5.75 million.
 
January Highlights:

  • Single family homes averaged $1,694,616
  • Avon had nearly 1/3 of all transactions and more than 20% of the dollar volume
  • The Arrabelle sale in Lionshead created the highest average price of any area at $5.75 million

Real estate sales in 2009 finish below 2008

Real estate in Eagle County ended the year with December sales of $86,926,716 in dollar volume and 95 transaction s. December finished above the rest of the year’s monthly sales volume average of approximately $75 million and 78 transactions per month.

The year-end total for 2009 is 938 transactions and $898,444,183 in dollar volume . It was the first year since 1996 that we did not surpass $1 billion in sales.

The driving force in 2009 was properties selling in the price range of less than $1 million. There were 499 residential properties sold in this category accounting for nearly 70% of all transactions. The price sectors that saw the greatest variance were high-end properties selling for more than $4 million. In 2009, there were 23 transactions; 2008 had 102. The most expensive residential property that sold in 2009 was in Vail Village with a selling price of $15.95 million. In 2009, there were 358 single family homes that sold and exactly the same number of multifamily homes.

In addition to the monthly report, I’ve also included a new year-end report which breaks down the activity in Eagle County as well as the price per square foot to show the comparison between 2008 and 2009 in each area. As you will see, Vail Village single-family homes had the highest price-per-square-foot average at $2,088 ; a 31% increase over 2008 and the highest average price, $7,600,000. Vail Village also had the highest averages for multifamily homes.

Year end highlights:

  • Beaver Creek ended the year as the area with the highest dollar volume $106,585,900
  • Eagle had the most transactions with 135
  • Eagle County ranked 2 nd in dollar volume for Colorado resort markets

Eagle County real estate remains constant

Real estate in Eagle County moved through November with a relatively constant $82,428,395 in sales volume, close to the $96,167,100 of October. There were 84 transactions. This equates to an overall average transaction price of $981,290 and a median transaction price of $500,000 for the month of November. Year to date for 2009, we just passed the $800 million point and year to date for 2009 we have 843 transactions. This equates to an average sales price of $962,654 through the first 11 months of 2009.

Much of the activity continued to take place down valley with 22% of the county’s real estate transactions transpiring in Eagle and Gypsum. Overall in the county, 41% of all sales activity is in the price range below $500,000.

At the high-end range of the county’s sales activity, 13% of all transactions have sold for $2 million and above.

November Highlights:

  • The average price for the 46 single family homes sales averaged $1,230,439
  • There were 2 residential lots that sold totaling $2,236,700
  • Bachelor Gulch had the highest average sales price at $6,350,000

High transaction numbers a second straight month 

Eagle County real estate saw triple-digit transactions for the second straight month. There were 106 transactions in October and this, combined with a dollar volume of over $96 million , produced the 2 nd best month in real estate this year. This brings our year to date total to $729 million over 759 transactions and an average sales price of $960,592.

There were two transactions that sold for over $6 million, both in Vail Village - a single family home sold for $7.6 million, and a condo sold for $6.45 million.

A few statistics through the first 10 months of 2009:
  • Residential transactions under $1 million have accounted for 69% of the market .
  • Multifamily homes have accounted for 47% of all residential transactions; single family homes have accounted for 45%.
  • Last year there were 79 transactions with a sales price of over $4 million each; there have been 20 transactions in the same category this year to date.
  • There have been 105 commercial transactions, averaging $540,703 per sale.
  • Single Family homes had an average price per square foot of $359.
  • Multifamily homes have averaged $548 per square foot.

September real estate numbers top 100 transactions and $100 Million in sales!

The end of the 3 rd quarter supplied us with the best month in both transaction numbers and dollar volume since 2008. September had $100,847,572 in volume and 123 transactions creating an average sales price of $819,899.

Seventy-five percent of the transactions were for property that sold for less than $1 million and 42% of the dollar volume was under the $1 million mark.

Eagle continues to be the most active area in Eagle County with 17 transactions in September, while Arrowhead had the highest dollar volume with more than $11 million.

Year-to-date, Arrowhead and Vail Village each have more than 10% of the dollar volume at more than $66 million and Eagle is the leader in transactions with 94.

Gore Creek Place had the largest transaction of the month at $5,450,000.

  • 3 properties sold for over $4 million
  • The average price per square foot for a residential property was $377
  • The median transaction price was $555,000

Eagle County Real Estate gaining momentum

Eagle County had 99 transactions in August, and in spite of a decline of just 10% compared to last August, it is the largest number since December 2008. Total dollar volume in August showed the second best month for all of 2009 with more than $91 million . This brings our dollar volume for the year to more than half a billion dollars.

Through the first 8 months of 2009, Eagle has the most transactions with 77; Vail Village has the highest dollar volume with $64,083,600; Bachelor Gulch has the highest price-per-square-foot at $1,227; and Bachelor Gulch has the highest average sales price at $4,387,500. Vail Village has the highest sales price for a residential transaction at $15,950,000.

Year to date, 67% of all residential transactions that have sold are under $1 million. Three percent of all residential transactions sold have been over $5 million.

August Highlights:
  • Eagle had the most transactions with 15.

  • Bachelor Gulch had 3 transactions which made for the highest dollar volume and the highest average sales price for the month.

Eagle County Real Estate remains steady

Real estate sales and transactions in Eagle County for July remain steady. There were 75 transactions and over $60 million in dollar volume, bringing in the third most productive month thus far this year.
On the high-end, the highest sale was in Arrowhead, selling for $3.5 million. Eagle County had 24 transactions under $500,000, accounting for 39% of the total number of transactions. The average sales price for July is $801,700 and the median transaction price is $529,500.
 
Some interesting numbers for Eagle County Real Estate:

  • $21,200,000 - The highest priced transaction year-to-date.
  • 11 - Total properties that have sold in 2009 with a price above $5 million
  • 79 - The most transactions in any month (May)
  • $95,286,400 - The highest sales volume of any month (June)
  • $1,022,583 - Average price year-to-date in Eagle County real estate in 2009
  • 10.76% - Average annual appreciation of Eagle County real estate since 1987
  • 51% - The largest percent increase in dollar volume over a 1 year span (2003 to 2004)

Eagle County real estate market continues to improve

There were over $95 million in sales volume in Eagle County for the month of June, making it the best month of the year for the 2 nd straight month. June had 78 transactions , again putting June among the top 2 months year-do-date for activity. The average sales price is just over $1.2 million.
 
Eagle and Gypsum accounted for more than 37% of all transactions in June.
 
Year-to-date the areas with the largest number of transactions are Eagle, with 50 transactions, and Vail Village, with 40 transactions. Between Eagle and Vail Village, they account for more than 25% of all transactions thus far in 2009.
 
Properties selling for less than $500,000 made up more than 50% of the transactions in Eagle County. The highest priced residential property that sold in June was in Mountain Star, selling for $15.5 million.
 
Overall, Eagle County’s transactions are down 54% and dollar volume is off by 64%.
 
I have attached a new report for this month showing the resales of residential properties on a ten year historical index to gross volume in Eagle County. The attached data and graph show the yearly ratio of residential resales to gross transactions, along with a 10 year average ratio. As you will see, the resale market is staying strong and actually above the 10 year average through the first half of 2009. None of the new construction developments and sales are represented in this analysis, only true residential resales. Below is a quick synopsis of the full report, which is attached.
 
June Highlights:
  • 51% of all transactions were sold for less than $500,000
  • Single family homes had more than twice the average sales price as multi-family homes at $1,733,890
  • Cordillera had the largest sale of the month at $21,200,000.

March ended first quarter with highest monthly volume in 2009

March had a total dollar volume of $59,372,400 which ended the first-quarter as the highest volume month so far this year. There were, however, only 44 transactions in March which is the lowest on record.

The average sales price for March is more than $1.3 million; with 3 transactions over $5 million including an Arrabelle unit selling for $9.15 million, and residents in Cordillera Valley Club and a Village Walk both purchased for $6.1 million.
Properties sold for under $500,000 have historically seen the most transactions. However, through the first quarter, the price point between $500,000 and $1,000,000 have been the most active with 33% of all transactions and properties over $2 million have nearly 55% of the total dollar volume.

Vail Village has seen the most activity through the first three months of the year with 25 transactions and Eagle is second with 19. Only four areas out of the 31 areas in Eagle County have 10 or more transactions for first-quarter. Last year there were 13 areas with transactions in the double digits and in 2007 there were 19 areas in the double digits (Eagle had triple digit sales through the first quarter).

  • Beaver Creek had the most dollar volume at $11,953,200 over 5 transactions
  • Eagle had the most transactions with 7
  • Multi -family homes had a higher average sales compared to single-family homes by $889

Eagle County Real Estate showing improvement

Eagle County real estate in February saw an improvement over January's numbers: $56,760,800 dollar volume , a 29% increase; and 55 transactions , a 16% increase.

There were four transactions in February with a price greater than $4 million, the highest being a Vail Mountain View Residence which sold for $5,950,000.

Through the first two months of 2009, Beaver Creek has had the greatest dollar volume with $14,074,000 in sales which accounts for nearly 15% of the total market. This dollar volume spanned over 7 transactions for an average price of $2,010,571. This is the highest average price for areas that have more than one transaction.

February Highlights:

  • Multifamily homes averaged $1,792,127 over 15 transactions
  • The average residential price was $1,575,418
  • Vail Village accounted for 14.55% of all transactions
